Terms

LOCATION
The rental of Casa del Pastore is reached with the holiday, the prices quoted in the price list web site on booking page (valid for the season indicated). The minimum rental period is generally one week, from Saturday to Saturday.

PRICE
The rental prices are divided by seasons, the dates included in the price list or by day.

TERMS OF BOOKING
The client must fill in the booking-form and accept Casa del Pastore general conditions. The contract is binding and with the its acceptance the client becomes responsible for the rental towards the Italian Law. A deposit of 30% of the total rental is due at the time the booking is confirmed.
The balance is due no later than 45 days prior arrival. However, if the balance is not paid within this time limit, Casa del Pastore reserves the right to cancel the booking. Full payment is required for bookings confirmed within 45 days prior arrival.
Casa del Pastore or his representative may deny access to the property if the number of persons is more than 6 persons.
Otherwise the owner or his/her representative can request the whole party to leave, in which case the client loose the total rental. All changes and special requests must be agreed in advance with Casa del Pastore.
Children under than 2 years are considered adults. Casa del Pastore provides a baby-bed but the customer will have to bring linen.

CANCELLATION

Should the customer for any reason cancel the booking, the following cancellation charges will be applied:
15% of the total rental if the cancellation is made 60 days or more prior arrival day.
25% of the total rental if it is made between 59 and 45 days prior arrival day.
50% of the total rental if it is made between 44 and 30 days prior arrival day.
90% of the total rental if it is made between 29 and 1 day prior arrival day.
100% of the total rental if it is made on the arrival day or in case of no-show.

PETS
Pets (cats or dogs) are not allowed to Casa del Pastore.

MAINTENANCE AND OUTDOOR POOL
The owner or his/her representative reserves the right to enter the property for essential maintenance works (garden, swimmingpool, etc.) even in case of independent villas.

The pool is open from June until the end of September.

ARRIVAL AND DEPARTURE
The client must arrive at the property between 17:00 and 19:00. Any change to the arrival times must be advised by telephone the representative of Casa del Pastore. All possible costs referring to hotels, restaurants, transportation are on the client. Should the owner or his/her representative be obliged to wait for customers after the agreed time, he/she may request a late-arrival fee. Upon arrival the client must show the owner or to his/her representative the passports of all members of the party to conform to the Italian Law. Only guests whose passports are registered are allowed to stay in the property.
If there is any substitution of persons during the stay, the owner or his/her representative can request the whole party to leave, in which case the client will not be entitled to any reimbursement or compensation. In addition, possible extra charges can be deducted from the security deposit.
The clients must depart on Saturday between 8.00 and 09.30 (possible exceptions are mentioned on the property description), after returning the house keys and allow the owner or his/her representative to inspect the conditions of the property.

SECURITY DEPOSIT
Upon arrival the client must pay a refundable security deposit as guarantee for possible damages and/or extra charges which are not included in the rental price. The deposit is to be paid in euro as € 500.00 to the owner or his/her representative.

The owner or his/her representative has the right to refuse admittance to the property if the deposit is not paid, in which case the client will not be entitled to any reimbursement or compensation. This deposit will be refunded on departure after deducting possible damages and/or extra charges not included in the rental price.
In case of early departure, the owner will refund the deposit after inspecting the house, and will mail it to clients after deducting any relevant charges not included in the rental price or for damage caused by clients. If the amount of possible damages is higher than the security deposit, customers must pay the difference to the owner or his/her representative before departure.

FINAL CLEANING
Upon arrival the client will find the property in clean and tidy condition. At departure the client must pay to the owner or to his/her representative final cleaning charges. If final cleaning charges are included in the rental price, this is mentioned on the website onbooking page.

PAYMENT
Payments must be made by SWIFT bank transfer, no transfer fee payable by Casa del Pastore. On account :

The bank transfer must include the name of the client, and dates for bookings.

ELECTRICITY AND HEATING
In summer period, Casa del Pastore has a cooler system with pump. In winter period, Casa del Pastore has a heating system with heat pump. The customer will be required to pay the kw/h at the current price of the company ENEL (including tax and fees subscriptions). .

The consumption is due by the client as indicated on website

BEHAVIOUR
No smoking in the Casa del Pastore.

We recommend to close all windows and shutters when you leave for the day. Casa del Pastore is not responsible for any intrusion into the home. Any damage to this problem be at charge from the customers.
The gate access should be always closed to prevent access to wild animals that could fall into the pool.

The client renting the property is responsible for his/her correct behaviour whilst occupying the property.
Should a client fail to behave in a civilised and decent manner, the owner or his/her representative has the right to ask the client to leave immediately and to ask for compensation of all possible damages caused by the client.

If this is the case the client loses any right to a reimbursement.
The owner or his/her representative can deduct possible damages occurred in his/her property from the security deposit. If the amount of possible damages is higher than the security deposit, customers must pay the difference to the owner or his/her representative before departure.
